Price per Square Foot Calculator is a free, in-browser tool with three modes: compute the price per square foot of a property, compare two listings to see which is the better value, or solve a total price from a target price per square foot and area. Nothing you enter leaves your browser.
Price per square foot is price ÷ area. Price per square meter is that figure × 10.7639 (there are 10.7639 square feet in a square meter). In compare mode the tool works out each listing's price per square foot, names the one with the lower rate as the better value, and shows the percentage the pricier one costs more per square foot. In solve mode the total price is rate × area.
Use it to normalize listings that differ in size — a bigger home is not automatically the better deal — or to back into an asking price from a neighborhood's going rate. All values are user-entered, so it works with any currency or market.

How is price per square foot calculated?
It is simply the price divided by the area in square feet. For example, a $400,000 home of 2,000 sqft is $200 per square foot. Enter a zero or blank area and the tool flags the input as invalid rather than dividing by zero.
How do you convert to price per square meter?
One square meter is 10.7639 square feet, so price per square meter equals price per square foot multiplied by 10.7639. The tool shows both figures so you can compare listings quoted in either unit.
How does compare mode decide the better value?
It computes each listing's price per square foot and picks the lower one as the better value per unit of space. The percentage difference shows how much more the pricier listing costs per square foot relative to the cheaper one.
Is price per square foot the whole story?
No — it ignores condition, location, lot size, layout and finishes, so use it as one comparison lever, not the final word. The calculation runs entirely in your browser and nothing is uploaded.
