Closing Cost Calculator (Buyer) is a free, in-browser tool that adds up every fee a home buyer pays at settlement — loan origination, discount points, appraisal, inspection, title insurance, escrow or settlement, recording, prepaid taxes and insurance, and anything else — then shows the total cash you need to bring to close. Every figure you type stays on your device; nothing is uploaded.
The loan amount is the home price minus your down payment. Total closing costs are simply the sum of all the fee fields; discount points can be entered as a dollar amount or as a percentage of the loan, in which case points = loan × percent ÷ 100. Cash to close is your down payment plus total closing costs, and the closing percentage is total closing costs ÷ home price × 100.

What counts as a closing cost here?
Every fee field on the form: origination, discount points, appraisal, inspection, title insurance, escrow/settlement, recording, prepaid property taxes, prepaid insurance or interest, and 'other'. The total is the plain sum of whatever you enter — leave a field blank and it counts as zero.
How do discount points work?
Switch the points input between dollars and percent. In percent mode the tool computes points as a percentage of the loan amount (loan × percent ÷ 100), since one point equals one percent of the loan. In dollar mode it uses the figure exactly as typed.
What is the difference between closing costs and cash to close?
Closing costs are the fees themselves. Cash to close also includes your down payment, because that money is due at settlement too — it is your down payment plus total closing costs.
Are any tax rates or fees filled in automatically?
No. Every value is entered by you and the math runs entirely in your browser. The tool applies no live data, regional tax rates or lender pricing, so your figures never leave your device.
