Seller Net Proceeds Calculator is a free, in-browser tool that estimates the cash a home seller actually pockets after a sale. It subtracts the agent commission, mortgage payoff, transfer tax, title/escrow, attorney fees, buyer repair credits, prorated property tax owed and any other costs from the sale price. Every number stays in your browser.
The commission amount is sale price × commission percent ÷ 100 (a default of 6% is pre-filled). Net proceeds are the sale price minus the commission and all the other deductions; total selling costs are the difference between the sale price and your net (the sum of every deduction), and the net percentage is net ÷ sale price × 100.
Use it as a quick 'net sheet' before listing or accepting an offer: adjust the commission rate or payoff balance and see your take-home update live. All figures are user-entered, so it works in any state or country regardless of local transfer taxes.

How is the commission amount calculated?
It is the sale price multiplied by the commission percentage you enter, divided by 100. The 6% default is a common total US listing-plus-buyer's-agent rate, but you can set any figure your agreement specifies.
What is included in total selling costs?
Everything deducted from the sale price: commission, mortgage payoff, transfer tax, title/escrow, attorney, repair credits, prorated property tax and other costs. It equals the sale price minus your net proceeds.
Why is the mortgage payoff subtracted?
Your outstanding loan is repaid from the sale proceeds at closing, so it reduces the cash you receive. Enter the payoff balance (principal plus any accrued interest), not your original loan amount.
Is my sale information kept private?
Yes. Prices, payoff balances and fees are processed entirely in your browser. Nothing is uploaded, and no live tax rates are applied — every value is the one you type.
