70% Rule / Max Allowable Offer Calculator is a free, in-browser tool that tells house flippers and wholesalers the most they should pay for a property. Enter the after-repair value (ARV), your estimated rehab cost and — if you are wholesaling — an assignment fee, and it returns your maximum allowable offer (MAO) instantly. Nothing is uploaded; every figure is computed locally as you type.
The formula is the investor's classic 70% rule: MAO = ARV × (rule ÷ 100) − rehab − fee. The rule percentage (70 by default) is the share of ARV you are willing to commit to purchase plus repairs; the remaining slice, ARV × (1 − rule ÷ 100), is your retained margin — the cushion that covers holding costs, selling costs and profit.
Use it to make offers fast: adjust the rule percentage down in a competitive or costly market, or up when your numbers are conservative, and watch the offer, margin and ARV-at-rule figures update live. Treat the output as a screening ceiling, then refine with a full deal analysis before you commit.
