Fix and Flip Profit Calculator is a free, in-browser tool that projects the profit and return on a house flip. Enter the purchase price, rehab budget, holding and buying costs, selling costs and the after-repair sale price (ARV), and it returns your net profit, ROI and annualized ROI. Every calculation runs on your device — nothing is uploaded.
Net profit = ARV − purchase − rehab − holding costs − buying costs − selling costs. Selling costs can be entered as a percentage of the sale price (agent commissions and closing typically run 6–10%) or as a flat dollar amount. ROI = profit ÷ cash invested × 100; if you leave the cash-invested field blank, the tool assumes an all-cash deal and uses the total project cost. Annualized ROI = ROI × (12 ÷ project months), which puts short and long flips on a comparable yearly basis.
Use it to sanity-check a flip before you buy: a healthy dollar profit can still be a weak return if the project drags on or you tie up a lot of cash, and the annualized figure exposes exactly that. Adjust the months and cash-invested fields to compare financed versus all-cash scenarios.
