About this tool

BRRRR Calculator is a free, in-browser tool for the Buy, Rehab, Rent, Refinance, Repeat strategy. It shows how much of your own cash stays trapped in a deal after you refinance — the number that decides whether you can recycle your capital into the next property. Everything is computed locally; no deal details are uploaded.

The math: all-in cost = purchase + rehab + buying and holding costs. The refinance loan = ARV × (refinance LTV ÷ 100), and cash recovered at refi = new loan − loan payoff. Your total cash invested = all-in cost − initial loan, so the cash left in the deal = total cash invested − cash recovered. If you supply a monthly cash flow, the tool also reports cash-on-cash return = 12 × cash flow ÷ cash left in (shown as a percentage).

Use it to test whether a deal is a true BRRRR: when cash left in the deal approaches zero — or the cash-on-cash return becomes very large — you have pulled most of your capital back out and can repeat the process. Adjust the refinance LTV to your lender's cap (75% is common) to see how it changes the outcome.

Frequently asked questions

What does 'cash left in the deal' mean?
It is the portion of your own money still tied up after the cash-out refinance: total cash invested minus the cash you pulled back out. A successful BRRRR drives this toward zero so you can reuse the capital on the next deal.
How is the refinance loan amount determined?
Lenders lend a percentage of the appraised after-repair value — the refinance LTV. The tool computes ARV × LTV ÷ 100, then subtracts the loan you are paying off to find the cash returned to you.
Why is my cash-on-cash return so high?
Cash-on-cash divides annual cash flow by the cash left in the deal. When you leave very little cash in, even a modest cash flow produces a huge percentage — that is the appeal (and the leverage risk) of BRRRR. If no cash is left in, the return is effectively infinite.
Does the calculator store my numbers?
No. All inputs and results stay in your browser; nothing about your property or financing is transmitted or saved to a server.
